Property Owner Advocate Organizations:

These organizations are on your side and have your back. I highly recommend that you subscribe to each of their email lists so that you receive the most up to date need to know housing information week in and week out. Each organization is unique in what they do and offer and compliment each other. One thing they have very much in common is how immersed in the legislative process they are. And right now that is where property owners must be most vigilant.

Cost Reduction:

The net operating income (NOI) of any business is a crucial component of its value and ongoing operation. Of course there are are variations to how this is calculated depending on the business and acceptable accounting methods.
For real estate, in the most simple terms, it is rent revenue less building operating expenses. There can be dozens, even hundreds of line items in the expense column.
Tina Larsson and Mark Foley, partners in a financial advisory practice, applied their business acumen to manage the costs of the Cooperative Building where they reside and are board members.
Now, 7 years later, many other Cooperative/Condo boards and income producing property owners engage the Folson Group to examine and reduce many of the expense line items of the operating budget.  During this time in history revenue is either frozen or contracting. Now more than ever it is important to reduce expenses.
Tina and Mark appeared on Realty Speak in March 2018 and were episode #1.  Since then they have expanded the depth and breadth of their services to be even more impactful on your bottom line.

What is a podcast?
Podcasts are a modern version of radio. You tune in and listen to your favorite hosts who talk about the topics that interest you. The difference is you stream the show’s episodes on your mobile device or computer and listen to what you want, when you want wherever you are; hiking, skiing, driving, on the subway, flying to wherever, ETC.

How do you stream and listen to a podcast?
Many shows have websites and you can listen to the episodes on the website page from your browser. Many are also available on Spotify and other audio streaming services.
BUT the easiest way to find and listen to podcasts are with the podcast apps on your IOS or Android mobile device. Just go to the AppStore on IOS or GooglePlay on Android and search for podcast app. Download one and start finding and subscribing to podcasts. For IOS I like ApplePodcasts. For Android I like PodcastRepublic.
The below podcast shows are listed with a link to the podcast’s website episode page. They can also be accessed via the podcast apps and streaming services mentioned above.
